The 38th & Grand project in partnership with Alex Gese and Collage Architects is a missing middle infill development that demonstrates how small-scale residential design can thoughtfully integrate into an established neighborhood fabric. Located in Minneapolis, the three-story property delivers an efficient four-unit market-rate apartment housing program within a compact footprint, emphasizing contextual massing, pedestrian-oriented frontage, and compatibility with the surrounding streetscape. Completed in 2013, the project reflects a deliberate approach to density and design restraint—balancing modern residential living with neighborhood scale.
